As you are aware, the monthly communal fee for the period of 01.09.2024 - 31.08.2025 has been decided at 1.350 TL. We kindly remind you that your payments must be made by the last day of each respective month, either to the specified bank account or in cash at the management office. In case of late payments, a 5% late penalty fee will be applied for the corresponding month, and legal action will be taken against property owners who fail to fulfill their payment obligations. Additionally, if the designated maintenance fees prove insufficient or if unforeseen price increases occur, the board members reserves the right to request additional contributions.
In line with the above decision, a 5% late fee has been applied at the beginning of each month to owners who have not yet settled their outstanding communal fees from past.We would also like to inform you that legal proceedings will be initiated against owners who do not complete their payments by 31 January 2025.

We kindly request that all owners remove their belongings, with the exception of bicycles, from the basement areas by December 31, 2024. Any items not removed by this date will unfortunately have to be discarded to maintain the order and safety of the complex.

In the past, some apartment keys were stored in the security booth; however, the responsibility for these keys has not been assumed by the current board members or management company. For security and organizational purposes, the locks on the security room and key cabinet have been replaced. To assist you best during this process, please review the following guidelines:
1. The keys to the cabinet will be held exclusively by the board members, while the key to the security room will be held by the caretaker.
2. Owners wishing to retrieve their keys may do so under the supervision of the board member and caretaker, with a delivery form signed upon receipt.
3. Before taking of keys, we kindly request that owners inform the board members and consulting firm.
4. Key delivery services will be available Monday to Friday, from 09:00 to 17:00; evening and night collections are not available.
5. The current board members and caretaker cannot be held responsible for any damage or adverse situation previously experienced in the home.
6.The person who will receive the keys must be notified to us by the owner in advance via email. Owner verification will be made according to the title deed lists and ID check.
